  • No pressure to buy anything else from us when it’s done
The bigger question

Are you just building a target list?

You might’ve heard a version of this: “don’t fall for the free AI consulting, they’re just building a target list.” Fair question, so here’s the direct answer. Rising Tide also partners with independent operators elsewhere in our business, through capital. We won’t pretend that doesn’t exist.

  • The Lab isn’t a pipeline for it. We only take 3–5 operators a cohort. That’s not how you’d run a target-list operation.
  • What we see and learn inside your business, not just the data, never gets used to approach anyone else in your market. That includes your own owners and tenants.
  • Being in the Lab doesn’t put you on a partnership shortlist. Full stop.

If that conversation ever made sense between us, it would be a separate one you chose to start.

Data & access

What we need, and how we handle it.

We’re honest that this requires real access to your systems. A full integration can’t be built by looking from the outside. Here’s exactly what that means: not a vague promise, the actual shape of it.

What we need access to

The systems tied to the workflows we’re automating: typically your PM platform’s leasing, maintenance, communications, and collections modules, for the length of the 60–90 day build.

Who holds it

A small, named delivery team at Rising Tide, not a rotating cast of contractors. You’ll know exactly who has access, and to what.

What’s signed first

The agreement includes a specific access schedule for your business (system by system, spelling out exactly what’s granted), signed before any access happens. Not a blanket “trust us.”

What you control

You can revoke our system access immediately, at any time, for any reason. That doesn’t require ending the whole engagement, just cutting off access until you’re comfortable again. The agreement also spells out what happens to access when the engagement ends.

What stays yours

Your actual records (tenant files, leases, financials) are never sold, never shared with anyone outside Rising Tide, and deleted or returned within 30 days after the engagement ends. The one exception: patterns combined anonymously across several operators (never fewer than three, never traceable back to your business or your tenants) may help us improve the tools themselves. Your specific data never does.

The only data that ever leaves your specific engagement is the anonymized, cross-operator patterns described elsewhere on this page (never fewer than three operators, never traceable to you or your tenants), used only to improve the tools, never to identify or approach anyone. Nothing else about your business ever feeds a partnership or capital conversation.
We scope the work with you before we start, and you have visibility the whole way through. If something isn’t landing, we adjust. This isn’t a black box you find out about at the end.
